Bristol house extension advice: Architect for a house extension in Bristol?



Do I need an architect I want to extend my house in Bristol?
I’ve just bought a 2 bed terrace house with a bay window in Bristol and we want to extend it but not sure what the best value for money or best use of space will be. How can you help? I wasn’t sure I needed an architect or not.
At first we would like to know what’s possible, every project is unique. Do we do a loft conversion or possible an extension out the back. Do we build a single storey or 2 storeys. We may want to look at opening the space a bit more. It might make sense to do all 3 to really make the space work. Do you really need more space?
At the moment we have 2 small children who share a room but as they get older we want the space to grow and be flexible. How much would it cost roughly to have a loft conversion?
There are some circumstances where you can build your extensions or alterations under permitted development rights in which case a planning application would not need to be submitted but that doesn’t mean you don’t need an architect to help you. For this case you would save the £172 planning fee. If your property is in a conservation area the permitted development right do not apply.
Your loft conversion may not need planning permission it all depends on the design which is what is would be important to come and see the property and talk about how you want to use the space.
You might not need to ask for planning permission but you need to check weather it is in permitted development rights.
Houses along my road have a dormers and extension on top of there kitchens at the back do you think that means we can too?
Similar examples for neighbouring properties is a good sign that it would be possible, how ever planning laws change.
Can you get planning permission for the work and then wait to get it all done?
It is normally 3 years but you need to check with your local planning officer.
